We have a beautiful, fully self-contained granny flat in Epsom, designed to provide a comfortable and private spacefor a student. Over the years, my husband and I have hosted many students, and we take great care in selecting the right person to accommodate in our home.
This granny flat is completely separate, giving you your own kitchen, lounge, bedroom, and bathroom, so you’ll have plenty of space to study and relax. Rent covers the entire flat, and utilities are split separately, usually around $60 per month, depending on power usage. If you’re careful with electricity, costs stay low.
For students who prefer home-cooked meals, we also offer the option to include meals for an extra cost, which we can discuss with the right person.
The location is fantastic, with easy access to public transport, local shops, and universities, making it ideal for students looking for a quiet, convenient, and independent living arrangement.

Terms & rules
No smoking, vaping, or illegal substances inside or outside the property. No parties or loud noise, especially after 10 PM. Keep the flat clean and tidy, especially the kitchen and bathroom. Be mindful of power and water usage—turn off lights, heaters, and appliances when not in use. No overnight guests without prior approval. Visitors must leave by 10 PM. Dispose of rubbish and recycling properly. Respect the property, furniture, and appliances—any damages must be reported. Rent must be paid on time, and a two-week notice is required before moving out. We want to keep this a comfortable and peaceful space for everyone—if you’re happy with these rules, we’d love to hear from you!
